BASE PRICING
Prices effective 13 December 2024. Published base house price for Gallery Collection is based on the Classic façade in face brick, as shown on plans and includes the standard specification outlined in the Already Yours Gallery Inclusion brochure. Published base house price for Studio Collection is based on the Harlo facade in face brick, as shown on plans and includes the standard specification outlined in the Already Yours Studio Inclusion brochure. Published base house price for Elwood by Brighton homes is based on the Haelyn façade with vertical cladding and face brick skirt, as shown on plans and includes the standard specification outlined in the Elwood I’m all Yours Inclusion brochure. Please refer to the specification for any additional materials included in the facade treatment. Full external site costs including connections to services, associated block costs and certainty pricing (which refers to the cost of your slab in greenfield estates) will be quoted following an inspection of your proposed building site. Pricing only applies to homes built in the Brisbane City Council area. Additional fees may apply for construction within other local authorities. Surcharges will apply for construction out of the Brisbane, Gold Coast and Sunshine Coast regions (Gympie, Lockyer etc.) please speak to a Building & Design Consultant for base prices in these regions. Items not included in the base price are landscaping, driveways, fences, swimming pools, timber decking, BBQ, window coverings, water tanks, alarms, ceiling fans, down lights, light fittings, furnishings, decorative items, etc. Surcharges may apply based on location of specific building lot. Brighton Homes include 7-star compliance through a combination of design and product selections at its discretion including but not limited to higher rated insulation and ceiling fans to all living areas. National Construction Code 2022 (NCC22) compliance for 7-star energy rating and whole of home is based on standard and unaltered Brighton Home designs with a north facing orientation siting with the following inclusions: floor tiles to all main areas, medium colour roof, window and wall colours being selected and solar being installed by Brighton Homes.
Some homes may not achieve 7-star rating due to modifications being made to standard and unaltered Brighton Homes designs, land developer requirements or due to the orientation of the home. Additional costs may apply to achieve compliance with 7-star energy rating and/or whole of home, inclusive of selected upgraded features including raked ceilings, increased glazing, two storey internal voids, external cladding or facades featuring less than 15 degree pitched roofs, which may require additional or upgraded materials to achieve compliance with the National Construction Code (NCC22). Brighton Homes does not include 7-star energy rating and/or whole of home to the Brighton Black range, and upgrades are necessary in order to achieve compliance with the National Construction Code 2022 (NCC22). Should any changes be required to comply with 7-star energy rating and/or whole of home, a Variation will be raised which is additional to the Contract price.

BETTER WITH BRIGHTON
FLOORING
Tiles to main living areas (downstairs only), excluding wet areas. Carpet to remainder of house – all bedrooms, entertainment and upstairs living areas. Tiles and carpet are from a specific builder range only.
AIR CON
Ducted air con is a Haier 4 zone reverse cycle ducted air conditioning system. Air con size, zones and outlets determined by home size and design. Size of unit, zones and outlets to be determined by Brighton Homes.
SOLAR
3.5kW Solar System with Tier 1 Jinko Panels and a 3kW Solax inverter is available when you enter into a contract to allow the supplier to install the solar system on your roof. This offer applies to all standard greenfield developed blocks. Additional costs may apply for Acreage, Knock Down Rebuild or non-standard installations.
STEEL FRAME
Steel frames made from TRUECORE Steel are subject to the manufactures (Bluescope) T&C’s. These can be found at warranties.bluescopesteel.com.au .
CERTAINTY PRICING
Certainty Pricing refers to costs of the slab only. All site costs will be fixed up front in your first quote on all greenfield blocks. All acreage and knockdown rebuild sites will require an inspection prior to fixing the site costs. Fixed site costs includes slab upgrades over S class slab (M, H1, H2, E, P), spoil removal, piering, rock and rock removal and drop edge beams. Fixed site costs exclude retaining walls, wind rating over N2, BAL and acoustic ratings, flooding hazards and any additional piering required for pools.
BRIGHTON HOMES 100K GIVEAWAY PROMOTION TERMS AND CONDITIONS
1. NEX Building Group Pty Ltd trading as Brighton Homes (us/our/we/ Brighton Homes) is offering Brighton Homes customers a chance to win certain prizes and benefits via a random draw (the promotion).
2. The promotion period is the period commencing 10:00am (AEST) on 13 December 2024 and ending at 11:59pm (AEST) on 30 June 2025, broken into six (6) promotional stages, with one major prize for each stage.
ELIGIBILITY & HOW TO ENTER
3. A person is eligible to be entered into the draw if they:
a. obtain a quote from us during the promotion period to build a new house in the Brighton Studio, Elwood by Brighton or Gallery Collection Homes (Quote);
b. sign a building contract with us, arising from such quote, for the building of a new home during the promotion period;
c. pay us non-refundable deposit of $3,000 (deposit) on or before signing the contract; and
d. are not otherwise ineligible under these conditions.
4. The following persons are not eligible to participate in the draw:
a. a person under the age of 18 at the commencement of the promotion period;
b. a person who has had a house built by us (or a related entity) prior to the promotion period;
c. a person who has signed a contract with us to build a house before the promotion period (including any cancelled contract); and
d. corporate entities; trustees; persons under the age of 18 years of age at the commencement of the promotion period; directors, management and employees (and their immediate families) of the Promoter, or its related entities, suppliers or agencies whom are directly associated with the conduct of the promotion. Immediate family means any of the following: spouse, ex-spouse, de-facto spouse, child or stepchild (whether natural or by adoption), parent, stepparent, grandparent, step-grandparent, uncle, aunt, niece, nephew, brother, sister, stepbrother, step-sister or first cousin.
5. Eligible persons will be automatically entered into the draw, unless the person opts out in writing. Each eligible person will be entitled to one entry into the draw.
DRAW & PRIZES
6. We will conduct a random draw from entries, and award the prizes accordingly, at a time and in a manner determined by us in our discretion. Any dispute or uncertainty will be resolved by us in our discretion, which may include a redraw.
7. Each major prize is a credit of AUD$100,000.00 against the contract price otherwise payable by the winner to us under their building contract, redeemable only by credit against the final progress payment/s when and if we achieve practical completion of the house and there has been no substantive breach of the contract by the homeowner. The credit will not be redeemable in the event the winner’s building contract is terminated for any reason, or the contract repudiated by the homeowner, before we achieve practical completion of the house.
8. In no circumstances will we be liable to pay the winner of prize ready money in respect to the prize, whether via repayment of monies paid by the winner under their building contract or otherwise. In no circumstances is a prize transferable or assignable.
9. We may hold a prize pending:
a. verification of the identity of the winner;
b. verification that the winner was and is eligible to be entered into the draw; and/or
c. the winner signing sign code(s) of conduct and/or legal release(s) (including prize acceptance release(s)) in a form determined by us in our absolute discretion.
10. In the event a prize ultimately is not redeemed because the winner was not otherwise eligible, because the conditions of redemption of the prize were not met or for any other reason including they do not accept the prize acceptance release, we may redraw the prize at our discretion.
11. As a condition of entering this promotion, each entrant consents to us and our external media partners using the entrant's name, locality, likeness, image and/or voice (including photograph, film and/or recording of the same) in any media for an unlimited period of time without further notification, remuneration or compensation for the purpose of promoting, publicising or marketing the promotion (including any outcome), and/or promoting our services. Each entrant agrees that they will participate in all reasonable promoted activities in relation to the promotion as requested by us and sign any additional documents reasonably required by us to give effect to this condition.
12. If the promotion, or any aspect of it, is not capable of running as planned for any reason beyond our reasonable control, we reserve the right, in our sole discretion, to cancel, modify or suspend the promotion and these conditions, including providing alternative prize(s).
13. We exclude all liability (including for negligence) except for any liability that cannot be excluded by law (including any applicable consumer guarantee under the Australian Consumer Law), for any direct or indirect injury, loss and/or damage arising in any way out of the promotion.
14. All our decisions in respect of the promotion are final and no correspondence will be entered into.
15. We collect personal information about an entrant to include the entrant in the promotion, award the prizes (where appropriate) and use the information to assist in improving our services. BRIGHTON HOMES LUXURY APPLIANCE PACK PROMOTION TERMS AND CONDITIONS
The Brighton-anza Luxury Appliance Pack Offer promotion commences at 10am 13 December 2024 (AEST) and concludes 5pm 30 June 2025 or until withdrawn by Brighton Homes (the promotion period).
The Brighton-anza Luxury Appliance Pack Offer is available on all Brighton Studio, Elwood by Brighton and Gallery Collection Homes only. The offer does not apply to Brighton Black, Breakthrough by Brighton, Brighton Built, Brighton Projects & Ready by Brighton.
The Brighton-anza Luxury Appliance Pack Offer is subject to payment of a non-refundable acceptance fee of $3,000 within 14 days of issue of a tender within the promotion period and a building agreement being entered into within 90 days from the acceptance fee payment.
The offer is not available to customers who have previously paid an acceptance fee.
The content of the Brighton-anza Luxury Appliance Pack Offer differs between homes in the Brighton Studio, Elwood by Brighton and Brighton Gallery Collection and is as stated in the tender. The Brighton Studio Collection Brighton-anza Luxury Appliance Pack Offer includes a Haier 8.5kg Washing Machine and 8kg Heat Pump Dryer and stacker kit, a Fisher & Paykel CoolDrawer. The Elwood by Brighton Brighton-anza Luxury Appliance Pack Offer includes a Haier 8.5kg Washing Machine and 8kg Heat Pump Dryer and stacker kit, a Fisher & Paykel CoolDrawer and Fabric Care Cabinet. The Brighton Gallery Collection Brighton-anza Luxury Appliance Pack Offer includes Fisher & Paykel 8kg Washing Machine, and 8kg Heat Pump Dryer and stacker kit, a Fisher & Paykel CoolDrawer and Fabric Care Cabinet.
Where applicable, the Washer, Dryer and Fabric Care Cabinet will be installed in the laundry and the CoolDrawer will be installed in the main kitchen. The Fabric Care Cabinet will be available up to 3 months after handover date and only to the house built under contract.
If any part of the Brighton-anza Luxury Appliance Pack Offer is not required no credit or discount will apply, the offer is not redeemable for cash and is non-transferable. If for any reason the advertised offered items are no longer available to Brighton Homes, appliances of equal value will be substituted by Brighton Homes at its sole discretion.
BRIGHTON-ANZA UP TO $30K CASH DISCOUNT PROMO
The “Brighton-anza Cash Discount up to $30,000” includes the Gallery Collection Cash Discount up to $30,0000, the Elwood by Brighton Cash Discount up to $25,000 and the Studio Collection Cash Discount up to $25,000. These promotions are only available on new deposits from 13 December 2024 until withdrawn by Brighton Homes and are based on a reduction off the house base price and will be reflected in the contract value. Brighton Homes reserves the right to change inclusions, specifications, pricing, materials, suppliers or substitute items with equivalent products, without prior notice or obligation.
