When it comes to building your dream home, you need to understand what's included in the base price, so you aren’t hit with any unexpected costs down the track. Brighton Homes has an extensive list of high-quality standard inclusions designed to provide comfort, style and value.

Let’s explore exactly what our standard inclusions are as part of a Brighton Homes package, as well as which items may not be included.

What Is a Standard Inclusion List?

A standard inclusions list is simply a rundown of the items and features that are included in the base price of your new home. These are what the builder provides without any extra costs beyond the base price – think key structural elements, finishes, fixtures, fittings and other things like single and double power points. Essentially, this list determines the basic quality and functionality of your home once it's been delivered. It can cover everything from the type of flooring and wall insulation to the kitchen appliances and bathroom fittings.

At Brighton Homes, our list of standard inclusions forms the foundation of your home, designed to be both practical and stylish. This means you can enjoy a comfortable, visually appealing space without the need for costly upgrades.

What's Typically Not Included

While other builders might have different inclusions like solar panels or double glazing, here’s a general list of items that you will need to budget for separately:

  • Window Furnishings: Curtains and blinds are usually considered an upgrade or aftermarket item.
  • Landscaping: While some builders include basic landscaping in their premium packages, most don’t provide it in their standard inclusions.
  • Driveways and Paths: These are generally not included and need to be arranged separately or as an upgrade.
  • Fencing: Unless specified, fencing is not included in the standard inclusions.

Why Do Builders Have Different Inclusions?

Some builders might cater to first-home buyers and therefore include more affordable but basic inclusions. Others might focus on premium builds, with luxury items and high-quality internal finishes as part of their standard package.

You’ll want to compare different home inclusion lists from multiple builders to make sure you’re getting the best value for your money. Keep in mind that while some inclusions might seem similar, the quality and scope can vary greatly. For example, one builder might include standard tiles in their inclusion list, while another might have premium porcelain tiles.

It's always a good idea to ask about the quality and brand of materials being provided. You can find more information on understanding the costs of building a new home.
